  • Declutter - Remove EVERYTHING that can be considered clutter. Clear out everything down to the "staging" items like major furniture and wall decorations. We need to appeal to the masses, so keep everything neat and simple.

  • New Carpet - How does your carpet look/smell? There is a good chance it is due for a change. New carpet is an affordable way to dramatically clean up the look and smell of a home, even an economical replacement can make a significant different and will pay dividends at the closing table.   • Paint - Especially if you are moving out, or have a tenant moving out, it is a certainty that the walls are going to be littered with small holes, dings, dents, and possibly uneven paint. Home Preparation Recommendations Prior to Showings

  • Valuables - Remember that strangers will be walking through your home during showings or open houses.  Hide any valuables in a safe place.  For security's sake, remove keys, credit cards, jewelry, crystal, furs and other valuables from the home or lock them away during showings.

  • Prescription drugs - A growing number of real estate professionals are reporting the theft of prescription drugs from sellers' homes during open houses. To safeguard against this, we suggest you remove or lock up all prescriptions.

  • Personal information - Do not leave personal information like mail or bills out in the open where anyone can see it and potentially grab it, copy down Social Security numbers or details from credit card or bank statements.

  • Electronics - Turn off computers and lock up laptops and any other expensive, easy-to-pocket electronics, like mini iPads, before showings.

  • Impromptu showings - Do not to show your home by yourself. Not all agents, buyers and sellers are who they say they are.  Do not to talk to other agents or buyers, and to refer all inquiries to your Listing Agent.

  • Pet protocols - Be responsible for pets.  If possible, remove animals during showings.  Be aware that buyers and agents are sometimes attacked, and the you the owner could be held liable.

  • Doors and windows - When you leave your property make sure that all doors and windows are locked.  When you return home immediately verify that all doors are locked, and all valuables accounted for.
