Didn't sell? Rent it now. Sell it later.

When the market won't pay what your home is worth, let it earn while you wait. We place a qualified tenant, manage everything, and keep your options open to sell on your terms.

Why owners rent instead

Turn a waiting game into income

Rent can help cover the mortgage

A vacant home costs you every month in mortgage, insurance, utilities and HOA dues. A tenant turns that cost into income while you wait for a better market.

Keep your low interest rate

If your mortgage rate is lower than today's rates, keeping the home can be worth more than selling it. Renting lets you hold the asset without carrying it alone.

Sell when it suits you

List again when rates or prices improve, sell to your tenant through a lease-option, or sell with the tenant in place. You decide.

You're not alone: in March 2026, Zillow reported the share of rental listings that were previously for sale hit a three-year high, with Florida and Texas metros leading the country (source).

Lease-option

Rent to a future buyer

Few local brokerages handle lease-options. We do, with attorney-drafted paperwork.

  1. A tenant-buyer moves inThey rent the home with the option to buy it later at a price you agree on.
  2. You receive an option feeLease-option tenant-buyers typically pay a non-refundable option fee, often around 2% of the purchase price, paid to you at signing. You keep it. Price and terms are negotiated separately, so you stay in control.
  3. They buy, or you move onIf they exercise the option, the sale closes on the agreed terms. If they don't, you keep the option fee and choose your next step.

Winter promotion: half the commission. Our management agreement includes a 4% commission if your home sells during the lease term. Sign a new management agreement by February 28, 2027, and if we place a lease-option tenant, that commission drops to 2% for the initial lease term. The standard rate returns if the management agreement renews.
